How Queensland land tax works

Land tax is an annual state tax on the land you own in Queensland at midnight 30 June, assessed on statutory land values (averaged over up to three years) — the value of the dirt, not the building. All your taxable QLD landholdings are added together, one threshold applies to the total, and your principal place of residence is generally exempt. That's why land tax is mostly an investor's tax: rentals, holiday homes and vacant blocks.

Worked examples

  • Individual with one rental. Land value $550,000 — under the $600,000 threshold, so no land tax. (The family home doesn't count.)
  • Individual with two rentals totalling $1,500,000 of land value: $4,500 + 1.65c × $500,000 = $12,750 a year.
  • Foreign company holding $800,000: $9,100 at company rates +$24,000 surcharge = $33,100 a year.

Do I pay land tax on my own home in Queensland?
Generally no. Land used as your principal place of residence is usually exempt — you claim the exemption once and it rolls forward. Land tax mainly affects investment properties, holiday homes and vacant land.
When do you pay land tax in QLD?
Liability is assessed on your holdings at midnight 30 June each year. Queensland Revenue Office issues assessment notices from around September onward, with payment typically due about 90 days later — and instalment options are available.
Do apartments pay land tax?
Units and apartments carry a share of their block's land value, which counts toward your total. Because one apartment's land share is usually small, a single unit rarely crosses the threshold on its own — but several can, together.
Is land tax deductible?
For income-producing property, land tax is generally deductible against your rental income in the year it's incurred — confirm your situation with your accountant.
