Registry fees are Titles Queensland's FY 2026-27 lodgement fees for the transfer and one mortgage — buying without a loan, subtract the mortgage fee; PEXA/conveyancing charges are separate. Confirm with the Queensland Revenue Office before relying on it.
How Queensland transfer duty is calculated
Queensland charges transfer duty per $100, or part of $100, of the dutiable value — so a value of $500,050 is dutied as if it were $500,100. Which schedule applies depends on how you'll use the property. These are the official QLD stamp duty rates for 2026–27; the stamp duty concession for owner-occupiers (the "home concession") is a separate, cheaper schedule rather than a discount.

First home buyer concessions in 2026
Buying or building a new home? Zero duty, no price cap.
For contracts signed on or after 1 May 2025, eligible first home buyers pay no transfer duty at all on a new home (never previously occupied or sold as a residence) — locked into law in the 2026–27 Queensland Budget.
Buying an established home, the first home concession wipes out duty entirely up to $700,000, then tapers in $10,000 bands until it reaches nil at $800,000:

Exemptions this calculator does not model
The home and first-home concessions above are computed from Queensland’s published schedule and pinned by tests to the Queensland Revenue Office’s own worked examples. Several other exemptions exist and none of them is modelled here, because they turn on facts a calculator cannot see: a transfer between spouses or de facto partners, property passing through a deceased estate, a transfer ordered on the breakdown of a relationship, a family farm, or a concession card.
Whether any of those applies to you, and on what conditions, is a question for the Queensland Revenue Office. We do not guess at eligibility rules we have not verified, so the figure above assumes none of them applies.
Worked examples
- $500,000 owner-occupied home. Home concession rates: $3,500 on the first $350,000, then $3.50 per $100 on the remaining $150,000 = $8,750 (an investor would pay $15,925).
- $730,000 first home (established). Home-rate duty $18,700 minus the $12,145 first home concession = $6,555 — the Queensland Revenue Office's own worked example.
- $900,000 brand-new first home. Contract after 1 May 2025 = $0 transfer duty.

What counts as dutiable value — and when you pay
Dutiable value is the higher of what you pay and the property's market value — so a bargain family sale is still dutied at market value. It includes the land and anything fixed to it, and GST where it applies. Duty is generally payable within 30 days of settlement; in practice your conveyancer lodges and pays it at settlement from your funds. It cannot be rolled into your home loan, so it sits alongside your deposit as upfront cash — as does lenders mortgage insurance if your deposit is under 20%.
